The property was very dated, and we have invested a considerable sum of our own money into the property to bring it up to the MODE LIVING standard! Our budget was £65k, and the works took 6 weeks to complete. The extent of works included installing 4 ensuite bathrooms, two replacement kitchens, associated modifications and upgrades to plumbing and electrics a complete redecoration, new floor coverings plus soft landscaping. All works were completed in full compliance with Building Regulations and to the satisfaction of Building Control. The property was fully let and occupied within 1 week of completing the works.
CONCLUSION:
Our client, the owner, is a property investor who acquired the building and plans to redevelop the property into flats in 2025. In the interim, our client’s requirements were to rent the property to an appropriate operator who could guarantee him a fixed rent for a five-year term, so he did not need to worry about management or tenants.
